The project consists of a complete (phased) and total tear off and replacement of all roofing, flashing, and copings as shown and or listed on the documents. Also included in the work is existing deck patching and joint filling of all reroofing areas. Abandoned and unused openings and curbs will be removed, patched, and receive new roofing. Stone copings are to be covered with new metal coping covers throughout. New roofing to be worked on and flashed at existing guardrails. Lightning protection components to be replaced or removed in place, lifted, and immediately replaced after new roofing components are provided. Roof areas that do not currently have lightning protection are to receive new lightning protection. All active mechanical and electrical items to be removed in place, lifted where necessary, and reset with new flashings and roofing components under. Severe ponding is occurring on the roof areas in many places. Provide walkway treads.
